Banks decide what you can borrow from your income, your age, and what you have in cash and CPF. Use this calculator to run the same sums they do and get your price range, the cash you need upfront, and what it costs you every month. This takes about two minutes.

This calculator covers private property affordability only.

What you can afford,
and what a bank would allow.

The first is what you can afford without stretching. Repayments come to about 45% of what you earn, and once the deposit and stamp duty are paid you still have a year of repayments sitting in the bank.

The second is the highest price a bank would approve. It uses the full 55% of your income that the rules permit, and every dollar of the cash and CPF you entered. Buy at that price and there is nothing spare each month and nothing left in the bank. The repayment still has to be paid if your income drops or rates go up, which is why we lead with the first figure.

A quick read. It assumes a first housing loan, nothing being sold, and all fixed income. For bonus and commission income, a sale you need to time, or self-employed income, the full picture needs working through with you.

These figures are estimates produced from what you entered. They are not financial advice, and no bank has approved anything.

They follow the rules in force as at July 2026: a 55% total debt servicing ratio tested at 4% a year, loan limits of 75%, 45% and 35% for a first, second and third home loan (55% where the loan runs past 30 years or past age 65), buyer's stamp duty at 1% to 6%, and additional buyer's stamp duty at the rates set in April 2023.

Only fixed monthly income is counted, so bonus, commission and self-employed income are left out here. Properties owned is taken as the number held before this purchase, and each one is assumed to still carry a housing loan.

CPF Ordinary Account is assumed to cover the deposit above the 5% cash minimum, plus buyer's stamp duty and legal fees. Additional buyer's stamp duty is assumed to be paid in cash, as CPF cannot be used for it. For a property still being built, stamp duty is paid in cash first and reimbursed from CPF afterwards.

Rules change. Check the current position with IRAS, MAS and CPF, and confirm your own figure with a bank In-Principle Approval before committing to anything.
