Inside the Six Steps approach

Before choosing the home, challenge the price.

The monthly payment may fit your budget. That still leaves a different question: what is the reasoning behind paying this price for this home, at this point in the market?

Look outside the development before narrowing the choice inside it.

Six Steps is a separate consultant framework, not another name for CHOPES. It connects six pricing questions: the wider buying season, the developer’s cycle, a possible catalyst, a lease-adjusted comparison, purchasing power and the proposed stack’s exit assumptions. The purpose is to challenge the entry price before falling in love with a unit.

The important part is the assumption you can challenge.

The interface presents each step with its finding, supporting evidence and caveats where available. A possible catalyst is not a promised gain, and an exit simulation is not a future sale price. Ask which evidence is current, which is historical context, and which inputs are missing before treating the six steps as an answer.

The framework’s actual review sequence—not a completed project analysis, price prediction or investment recommendation.

  1. Macro Season Framework

Place the price discussion in the wider buying season. Review the launch-versus-resale context and the dated evidence behind that interpretation—not an undated claim that now is always a good time.

  2. Developers Season Framework

Compare the project’s pricing with its development-cycle context. Ask whether the supporting benchmarks describe the current window or a historical one before relying on the comparison.

  3. Pre-Catalyst Opportunity

Identify the proposed catalyst and its status. A transport or neighbourhood story needs evidence; its existence alone does not establish that a future gain has not already been priced in.

  4. Lease Reset Quantum / PSF Disparity

Compare prices with lease differences made explicit rather than treating two headline PSF figures as interchangeable. The adjusted comparison is an analytical assumption, not a promised resale value.

  5. Buying Power Research

Review the buyer and purchasing-power assumptions behind the proposed entry and exit. A modelled future buyer is not a committed buyer, and the affordability assumptions need their own checks.

  6. Stack / Site Plan Exit Simulation

Bring the price argument back to the floor, stack and site plan. Test the proposed exit assumptions and the trade-offs behind the shortlist, rather than reading the simulation as a guaranteed result.

Six connected questions, their evidence and the assumptions that still need your judgement.

Bring the conversation back to your own plans.

A useful walkthrough starts with your brief. Have these ready:

  • A new launch and preferred bedroom type
  • Your budget and decision timeframe
  • Questions about price comparisons and future resale assumptions
About this walkthrough

Consultants use the working Six Steps tool to review candidates. The interface image uses illustrative inputs, not current project data or a completed customer analysis. The six-step review is not an investment recommendation, future price prediction or guaranteed exit result. Unknown evidence should remain unknown.
