Understand your HDB’s value

Your neighbour’s sale is a clue. Not your asking price.

A flat nearby sells. You do the quick calculation, imagine what your own home might fetch, and start looking at what comes next. But is that sale a useful comparison—or just the most memorable one?

Find the flat before comparing the price.

The HDB valuation tool starts with the town, street and block, then narrows the brief by flat type, floor and area. Those details matter: a headline sale may belong to a different flat type or lease profile. Where a block has no resales yet, nearby sales must be described as nearby evidence—not a sale in your block.

Read the range and the evidence together.

The tool presents an indicative value and range when there is sufficient evidence, alongside a confidence explanation. Comparable-sale evidence and current asking prices answer different questions: what buyers have paid is not the same as what sellers hope to receive. A consultant can explain that distinction before you use a sale assumption in your next-home budget.

How an HDB valuation review unfolds

Follow the actual tool’s inputs and outputs, from the flat profile to the evidence behind the range. This walkthrough does not show a live valuation.

  1. Locate the flat and check its profile

Confirm the block, flat type, area and floor. Review the remaining-lease information and whether it is approximate before treating the selected flat as a like-for-like comparison.

  2. Review the indicative range—not just its midpoint

Read the estimate together with its range, confidence and supporting-sale coverage. If there is not enough recent evidence, the right answer may be no estimate, not a reassuring number.

  3. Separate selling evidence from the upgrade budget

Discuss the comparable sales and asking-price context, then bring the sale assumption into your cash, CPF, outstanding-loan and moving-timeline plan. The valuation tool does not itself approve that financing.

A clearer starting range, the reasoning behind it, and the questions to resolve before you act.

Bring the conversation back to your own plans.

A useful walkthrough starts with your brief. Have these ready:

  • Your block, flat type and approximate size
  • Your preferred moving timeline
  • Questions about selling first or planning an upgrade
About this walkthrough

This editorial walkthrough does not run the valuation tool or show a live result. An indicative transaction-based estimate is not HDB’s valuation, a bank valuation or a financing decision. The evidence and property details need checking for your own flat.
