You find a recent sale in your condo and multiply its price per square foot by your own home’s area. The answer looks precise. The comparison may be anything but.
A project average is not the home you are buying.
The condo tool narrows the selection from district and project to block, floor and unit. It uses the selected unit’s recorded area rather than asking you to invent an area adjustment. That gives the discussion a specific subject—but it still cannot replace a visit to check layout, outlook or condition.
The range needs a confidence check.
An indicative value is shown with a range and confidence label, not as a guaranteed sale price. Ask which recorded sales support it and whether the evidence comes from the project or a wider comparison. Asking listings provide separate context; they are not proof that a buyer has paid that amount.
From the right unit to a defensible price conversation
Follow the condo tool’s selection and review, then see which questions the records can—and cannot—answer. This walkthrough is not a live appraisal.
Confirm the exact home
Select the district, project, block, floor and unit, then check the recorded area and tenure. A correct project name alone is not enough to identify the home being discussed.
Read the range alongside the coverage
Review the central estimate, lower and upper range, confidence and available sale evidence. A missing sales count stays unknown; it must not be presented as zero or as stronger evidence than the records support.
Bring the result back to your offer or asking price
Discuss the relevant sales separately from asking listings, then check the physical differences the records cannot settle. The useful result is an explainable range and a clear next check—not an automatic instruction to buy or sell.
The relevant comparisons, the differences that matter and a price discussion you can follow.
Bring the conversation back to your own plans.
A useful walkthrough starts with your brief. Have these ready:
- The project and approximate home size
- Your buying or selling objective
- Any relevant transactions you want explained
About this walkthrough
This walkthrough does not run a live condo valuation or provide a bank appraisal. The tool’s estimate is indicative. Project-level sales alone do not establish a bedroom count, dual-key configuration or penthouse classification, and no extra premium for those labels is assumed here.
