Valley Point and Fraser Suites to Close for 407-Home Riverfront Rebuild
Both River Valley properties are expected to shut on 31 March 2027, ahead of a mixed-use redevelopment targeted for completion in 2031.
Two familiar River Valley addresses are set to shut on 31 March 2027. Valley Point and Fraser Suites Singapore will make way for a new riverfront development with about 407 homes and sky villas, a replacement serviced residence and commercial space.
For regulars, this is more than a mall makeover. The redevelopment covers Valley Point’s retail and office components as well as Fraser Suites Singapore, the serviced residence that has operated there since 1998.
What will replace Valley Point
Frasers Property and Mitsubishi Estate announced the redevelopment on 30 September 2026. They will undertake it through a joint venture owned 51% by Frasers Property and 49% by Mitsubishi Estate.
The partners’ current plan has four main parts:
- approximately 407 luxury residences and sky villas;
- a new 184-unit flagship Fraser Suites serviced residence;
- dining and retail outlets; and
- other lifestyle spaces.
In plain terms, this remains an integrated development rather than becoming a purely residential condominium. Homes will form a major part of the replacement, but short- and extended-stay accommodation, shops and places to eat are intended to return too.
The land has a 999-year leasehold tenure and sits beside the Singapore River in District 10. Frasers Property describes it as being near Great World and Robertson Quay, with Great World MRT station about an eight-minute walk away.
“Sky villas” is the developer’s description, but the announcement does not explain their layout or how they will differ from the other residences. It also does not disclose home sizes, prices, an architect, a final design or a specific sales date.
The dates River Valley regulars need to know
The clearest confirmed date is 31 March 2027, when both Valley Point and Fraser Suites Singapore are expected to cease operations.
The partners are targeting a launch sometime in 2027, followed by completion in 2031. Those are forward-looking targets, not an indication that homes can already be booked or that a detailed sales programme has begun.
That creates a fairly simple before-and-after timeline:
- 30 September 2026: Frasers Property and Mitsubishi Estate disclose their joint venture and redevelopment plans.
- 31 March 2027: Valley Point and Fraser Suites Singapore are expected to close.
- During 2027: the partners aim to launch the replacement development.
- 2031: targeted completion.
The gap between closure and targeted completion could therefore be about four years. That is a calculation from the announced dates, rather than a construction schedule supplied by the developers.
Why the redevelopment became possible now
The plan follows a longer piece of corporate housekeeping involving Frasers Property’s hospitality assets.
In June 2026, Frasers Property proposed a portfolio reorganisation that would give it full ownership of Fraser Suites Singapore. At the time, the company expressly linked that ownership consolidation to its ability to pursue redevelopment of the wider Valley Point site.
Frasers Property shareholders subsequently approved the proposed hospitality portfolio transaction, and the company announced its completion on 30 September 2026—the same day it disclosed the Mitsubishi Estate partnership for Valley Point.
That sequence matters because the mall, offices and serviced residence occupy connected parts of the redevelopment site. Bringing the serviced-residence asset fully under Frasers Property cleared a practical path for the whole plot to be planned together, instead of treating Valley Point as a standalone mall redevelopment.
Mitsubishi Estate is not a new partner for Frasers Property in Singapore. The companies also formed a joint venture for a government land-sale site at Kallang Close after their bid emerged as the highest in April 2026.
A site with roots deeper than the present buildings
The address has a considerably longer history than the current Valley Point complex. According to Frasers Property, the site dates to 1877, when it housed Fraser & Neave’s first aerated-water canning facility in Southeast Asia.
Fraser Suites Singapore opened there in 1998 as the group’s first extended-stay serviced residence. Its expected closure in 2027 will therefore end a run of about 29 years—or 28 completed years, depending on its precise opening date—at the River Valley site.
The proposed 184-unit Fraser Suites means the hospitality name is intended to survive the rebuild, even though the existing property will not. What the announcement does not yet show is how the new homes, serviced apartments, shops and river-facing spaces will be arranged within the site.
For now, the concrete change is straightforward: Valley Point and the existing Fraser Suites have a closing date, and the replacement is planned as a larger mixed-use riverfront scheme rather than simply a newer version of the present mall. The next meaningful details will be the project’s approved design, exact launch timing and residential offering—none of which has yet been disclosed.
