The seller’s agent said the top three offers exceeded $1.8 million for the high-floor five-room home, which had around 94 years of lease left.

A five-room flat at Block 96 Dawson Road, in SkyParc @ Dawson, reportedly sold for $1.818 million on 30 October 2026. The 111 sq m Queenstown home sits in the 40th-to-42nd-storey band and had around 94 years of lease remaining, according to reporting citing HDB’s resale database. The transaction was reported as a new islandwide HDB resale record by both absolute price and price per square foot.

The striking detail is how many offers came close to the final price. Ted Wong of ERA Realty Network, the seller’s appointed agent, said more than eight offers were received, with the top three above $1.8 million. For buyers and sellers following Dawson, the useful distinction is between one exceptional price and several prospective buyers reportedly willing to approach it.

The home behind the $1.818 million sale

This was a five-room home high in SkyParc, with a long remaining lease and a green outlook described by its selling agent. Those details give buyers a more useful starting point than the record price alone: another five-room flat may offer a different combination of space, height and outlook.

At 111 sq m, the flat measures approximately 1,194.8 sq ft. Dividing the reported $1,818,000 price by that square-foot area gives about $1,522 per sq ft, rounded to the nearest dollar. This is our calculation from the reported figures, rather than a separate transaction measure.

That distinction between total price and price per square foot matters here. The overall bill describes the sum committed to the purchase; the per-square-foot calculation helps readers compare how much space that sum bought. Neither, on its own, describes the flat’s layout or how comfortably it would suit a particular household.

The development name matters too. This home is at SkyParc @ Dawson. The Block 91 and Block 92 Dawson Road transactions discussed in the same reporting are at SkyTerrace @ Dawson, a separate development. They share a street name, but should not be treated as interchangeable addresses.

Why several offers crossed $1.8 million

Wong said the flat overlooks greenery towards Dempsey. He attributed prospective buyers’ interest to the location’s centrality, nearby amenities, green outlook and size, and said the relatively limited supply of five-room flats in the estate also contributed. These are the selling agent’s explanations of demand, not measured premiums for individual features.

“More than eight offers were received, with the top three all above $1.8 million,” Wong said. That account adds something the final transaction figure alone cannot convey: the seller reportedly had several offers clustered above the same substantial threshold.

The reported winning price was $18,000 above $1.8 million, a calculated gap of 1%. The exact amounts of the other leading offers are not given, so their distance from the winning offer remains unknown. Still, the account describes competition near the eventual price, rather than simply a long list of enquiries.

For sellers, the distinction is between an asking price and competing offers. Wong’s account describes several prospective buyers crossing S$1.8 million for this home, rather than only a seller testing that figure. It gives a specific account of buyer interest, although the other offer amounts were not disclosed.

How the reported price compares

The same report describes a $1.728 million sale in April 2026 at Block 96A Henderson Road, City Vue @ Henderson. That five-room flat measured 113 sq m and was in the 46th-to-48th-storey band. SkyParc’s reported price was $90,000 higher, or approximately 5.2%, despite having 2 sq m less floor area. Those differences are calculations, not estimates of a development premium.

Closer by, a five-room flat at Block 92 Dawson Road, SkyTerrace @ Dawson, reportedly sold for $1.7 million in February 2026. It measured 1,313 sq ft and was in the 19th-to-21st-storey band. The reported SkyParc sale was $118,000 higher, while involving a smaller home on a higher floor band.

Taken together, these reported sales show why the five-room label cannot carry the whole comparison. The Henderson home was slightly larger and in a higher storey band than the SkyParc home, yet its reported price was lower. The SkyTerrace home offered substantially more floor area, also at a lower total, but was in a lower storey band.

A buyer comparing these particular homes is therefore weighing different combinations of space, height, location and total price. The reported S$1.818 million result is a useful reference for that exercise, while Wong’s account of several offers above S$1.8 million explains why this transaction is more interesting than a seller merely naming a high asking price.
