The 1,310-flat project in Sembawang North offers four flat types and on-site everyday amenities, with a wait four months shorter than Bayshore Oasis and Plantation Dew.

Sembawang Anchor will offer 1,310 Build-To-Order (BTO) flats in November 2026, with a stated waiting time of two years and 10 months. HDB announced the project details on 1 November, ahead of its final sales exercise of the year. For buyers whose housing plans depend on time, that puts a substantial new option below the three-year mark.

The development will be in the new Sembawang North housing area, at Admiralty Lane and Sembawang Drive. Its appeal is not just the 34-month wait: it will offer four flat types, with a preschool, eating house, supermarket and shops incorporated into the development. Those details give prospective residents an early picture of both the homes and everyday life around them.

How much shorter is the wait?

Sembawang Anchor’s two-year-and-10-month waiting time converts to 34 months. Bayshore Oasis in Bedok and Plantation Dew in Tengah, also scheduled for November’s exercise, have stated waits of three years and two months, or 38 months. The difference is four months, calculated from the reported waiting times.

That is a more useful comparison than treating “under three years” as a category on its own. A household comparing these projects is weighing a four-month timing advantage alongside different locations and flat choices—not a gap of several years.

The broader availability of shorter-wait flats is independently corroborated by another retained news report, which also describes more than 1,300 Sembawang flats with waits below three years in November’s exercise. It reports that more than 4,600 such flats are being launched across 2026.

For planning purposes, the stated wait is the useful starting point. It should not be turned into a specific moving date: the retained reporting gives a waiting period, not a household’s individual key-collection appointment.

Which homes are on offer?

Sembawang Anchor will comprise six blocks, offering 2-room Flexi, 3-room, 4-room and 5-room flats. One block will also contain rental flats. The announced 1,310 units refer to the BTO offer; rental housing is an additional feature identified within the development.

The flat-type range creates a practical distinction from Bayshore Oasis. That project will offer 855 units of 2-room Flexi and 4-room flats across four blocks. A buyer specifically looking for a 3-room or 5-room flat therefore has a reason to consider Sembawang Anchor beyond its shorter wait.

Plantation Dew provides a different comparison. Its 710 units will include 2-room Flexi, 3-room, 4-room and 5-room flats, as well as three-generation flats. It will also offer open-concept layouts without internal partition walls between living and bedroom spaces, including for 5-room flats.

These are different housing choices, rather than interchangeable offers ranked only by speed. For a household wanting a 5-room flat, for example, the reported choice includes Sembawang Anchor’s shorter waiting time and Plantation Dew’s open-layout option. Which matters more depends on how the household wants to live—not simply which project has the larger overall unit count.

What will be within the development?

Sembawang Anchor’s planned preschool, eating house, supermarket and shops place several everyday uses within the project itself. Separately, HDB has said a new neighbourhood centre and park are planned nearby. The distinction is straightforward: the first group belongs within the development; the second concerns future facilities in the surrounding area.

For prospective residents, the on-site supermarket and eating house are concrete details worth retaining alongside the housing figures. They relate to ordinary grocery and meal trips, while the preschool may be relevant to households with young children. Their usefulness to any particular home will still depend on its eventual position within the project.

The location should also stay precise. This is a launch in Sembawang North, not an announcement about every part of established Sembawang town. The reported site is at Admiralty Lane and Sembawang Drive.

Where does this leave November applicants?

Including November’s planned launch, HDB’s reported 2026 total of flats with waiting times below three years will reach 4,661, exceeding its commitment to launch more than 4,000 during the year. Sembawang Anchor’s 1,310 flats represent about 28% of that total, calculated as 1,310 divided by 4,661.

Across 2025 and 2026, including November’s planned flats, the reported cumulative total is 9,351. HDB said it remained on track towards its target of 12,000 shorter-wait flats over 2025–2027.

As of the 1 November announcement, the precise date of November’s sales exercise had not been revealed. The useful decision now is therefore a shortlist: does Sembawang Anchor’s location, flat-type range and 34-month wait fit the household better than the alternatives? Its clearest advantage is time, but the flat choices give buyers a second, equally concrete reason to compare.
