Pinnacle@Duxton five-room flat reportedly hits record $1.72 million

A 107 sq m five-room flat at Block 1C Cantonment Road has reportedly sold for $1.72 million. That would make it the most expensive five-room resale flat at Pinnacle@Duxton and in the Central Area—and put it $19,000 above a record set at the same development only 16 days earlier.

The surprise is where the latest home sits. It was within the 19th-to-21st-floor band, while the earlier $1.701 million flat was on floors 28 to 30. The available information does not reveal the renovation, view, orientation, condition or buyer circumstances that might explain why the lower-floor home fetched more.

The record changed in just 16 days

The earlier five-room flat, at Block 1B Cantonment Road, reportedly sold for $1.701 million on 9 September 2026. Like the new record holder, it measured 107 sq m, or roughly 1,151 to 1,152 sq ft.

The latest price is $19,000 higher, an increase of about 1.1% based on mastREplan’s calculation. It works out to approximately $1,493 to $1,494 per sq ft.

It is tempting to read the two prices as a direct contest between floors. Resale flats are not identical products, however, even when their recorded size and development match. A buyer may value the condition, internal work, outlook or timing of one home differently, but those details are not available here.

What the figures do give us is a clean chronology: two same-sized five-room flats at Pinnacle@Duxton, two different floor bands and a new high after barely more than a fortnight.

Just $8,000 below the overall HDB resale high

The $1.72 million price is reportedly only $8,000, or about 0.5%, below Singapore’s all-flat HDB resale record. That high was set by a flat at 96A Henderson Road, which reportedly changed hands for $1.728 million in April 2026.

This comparison puts the Pinnacle transaction in perspective without making it representative of five-room flats elsewhere. It is a particular home in a particular central development, sold through an individual negotiation.

Nor does the lower floor band tell us that floor height no longer matters. It tells us only that, in these two completed negotiations, the lower-floor flat reportedly achieved the higher price. The missing details are exactly the ones that would be needed to explain why.

Upper Boon Keng also reportedly set a town record

A separate five-room flat at 8A Upper Boon Keng Road was reported as sold for $1,588,888 on 25 September 2026. The 1,248 sq ft home was within the 28th-to-30th-floor band, and its price was reported as a new five-room high for Kallang-Whampoa.

That would put it $38,888, or about 2.5%, above the previous reported town high of $1.55 million at 8 Boon Keng Road. Unlike the Pinnacle sale, the specific Upper Boon Keng transaction is supported by only one published report in the evidence reviewed here.

The two deals happened on the same reported date, but that alone does not make them parts of one trend. The more useful reading is narrower: two unusually expensive five-room homes reportedly changed hands in different locations, each setting a local record.

Why official confirmation is still pending

HDB’s official resale dataset records transactions according to their registration date, which may not be the same as the date a deal is first reported.

At the time this story was reviewed, the dataset had records only up to 20 September 2026. It therefore could not yet independently confirm transactions reported for 25 September.

HDB also cautions that its published resale prices are indicative because the price of an individual flat depends on its particular characteristics. Once the dataset catches up, it should provide the clearest official check of the blocks, flat types, floor bands, areas, registration month and prices.

Until then, both should be described as reported transactions. If the figures are confirmed, the Pinnacle sale’s standout detail will remain simple: 16 days after a higher-floor neighbour set a record, another same-sized flat added $19,000 to it.
