Illustrative Singapore interior scene for City View @ Boon Keng five-room flat fetches S$1.64m in town record

The 1,259 sq ft HDB home sits on floors 34–36 and has about 83 years left on its lease. It exceeded the previous Kallang/Whampoa five-room benchmark by S$52,000.

A five-room HDB flat at Block 9 Boon Keng Road, in City View @ Boon Keng, reportedly sold for S$1.64 million in October 2026. The transaction sets a reported resale-price record for five-room flats in Kallang/Whampoa, with roughly 83 years of lease remaining.

What did that sum buy? A 1,259 sq ft flat between the 34th and 36th storeys, rather than an unspecified home somewhere in Boon Keng. Those details make the transaction more tangible: a high-floor, five-room flat with a substantial remaining lease, at a price above the town’s previous reported benchmark.

What S$1.64 million bought

The reported floor area works out to approximately 117 sq m. Dividing the sale price by the reported 1,259 sq ft gives about S$1,303 per sq ft, rounded to the nearest dollar. That is a calculation from the published price and area, rather than a separate valuation of the home.

The floor information is a band, not an exact address: the available reporting places the flat on floors 34–36. It establishes how high the home sits, but does not establish its orientation, interior condition or view. Those particulars should not be filled in simply because the transaction price is striking.

City View @ Boon Keng is a Design, Build and Sell Scheme (DBSS) project. HDB’s official project list identifies it as the Boon Keng Road development and records its completion date as 11 January 2011. This places the sale in a specific development, rather than making it representative of every five-room flat bearing a Boon Keng address.

The project’s completion date and the flat’s remaining lease describe different things. One dates the development’s completion; the other describes the reported balance of the flat’s tenure at the time of sale. Neither figure, by itself, tells us the condition of this particular home.

How much higher was the record?

The previous reported Kallang/Whampoa five-room record was S$1.588 million, achieved by a flat at Kallang Trivista in September 2026. The City View @ Boon Keng transaction exceeded that price by S$52,000, or approximately 3.3%, based on the two reported amounts.

That comparison gives the headline some proportion. The new sale crossed S$1.6 million, but the increase over the preceding benchmark was S$52,000—not the much larger gap a reader might imagine from the milestone alone.

The record also has a precise boundary: five-room HDB flats in Kallang/Whampoa. It is not a claim to the highest HDB resale price nationwide. Nor is the earlier Kallang Trivista sale a like-for-like valuation of this flat; the supported comparison here is between their total transaction prices.

For a nearby owner, that makes the sale a useful reference point with an identifiable address, size and floor band—not a ready-made price tag for another home.

Why the 83-year lease matters

The remaining lease is worth understanding, but it is not a financing verdict on the buyer. HDB’s financing guidance links CPF usage and HDB-loan limits to whether the remaining lease covers the youngest buyer to age 95; where it does not, the applicable limits are pro-rated.

The practical point is that the same flat can present different financing considerations to households of different ages. “About 83 years left” is therefore only one part of the calculation, not enough information to determine how much this purchaser could borrow or pay using CPF.

Neither buyer nor seller is identified in the available reporting. Their ages, financing arrangements, valuation and any cash paid above valuation are also not established, so there is no supported account of how the household funded the purchase or why it chose this home.

A reported transaction, not an asking price

HDB says its resale-price service uses registered resale applications and is updated daily. That distinction matters: an advertised price records what a seller hopes to receive, while the service records applications lodged for resale transactions.

The individual transaction row was not available in the supplied official-page capture. The S$1.64 million amount, October 2026 registration period and town-record comparison therefore remain reported details, corroborated by two accounts using HDB data rather than directly checked against an archived official row.

The clearest takeaway is the transaction itself: a reported S$1.64 million purchase of a high-floor five-room flat at City View @ Boon Keng. The public evidence describes the home and its price; the household’s reasons for paying it remain private.
