The retained evidence does not confirm the reported purchase at The Arcady at Boon Keng. This corrected revision remains on hold.

Editorial hold: corrected review package only. Leave the LIVE edition unchanged.

The reported purchase at The Arcady at Boon Keng remains unverified in the frozen evidence supplied for this revision. The missing item is the individual official transaction result—not another account repeating the proposed price, apartment size or bedroom count.

That matters because the intended story connects a substantial purchase commitment with the amount of space bought. Without a verified price and area, neither that comparison nor the proposed price-per-square-foot calculation can be presented as established news. This package therefore preserves the reporting task rather than substituting an unsupported transaction story.

What the retained official evidence establishes

URA’s retained private residential property data page provides a route to more detailed property searches. That makes it a relevant starting point for checking this purchase, but the retained passage contains no individual result for The Arcady at Boon Keng. A search entry point and a completed search result serve different purposes: the first shows where to investigate; the second would supply the evidence for the article.

The page carries a 17 June 2026 update date. That date identifies the retained page’s stated update, not the date of a transaction or confirmation that the reported October purchase appears in its underlying records. The article should not treat a website’s update stamp as the timestamp of an individual sale.

URA also describes a map covering private residential property transactions over the preceding 60 months. This establishes the stated coverage of the search route, rather than the existence of this particular purchase. The missing project-level result must still be retained before its fields can support the headline and opening.

These distinctions are important to the replacement ledger. An official source can be authoritative while the particular passage available to the newsroom remains insufficient for the claim being checked. Authority does not fill in an absent transaction row.

Which details determine the purchase story

The first requirement is a retained result connecting the complete project name with the transaction month, price, recorded floor area and sale classification. Those fields must belong to the same transaction. Combining a price from one account with an area or date from another would leave the central comparison unresolved.

The sale classification also needs checking against the record’s own labels. URA’s retained page says its map includes rental contracts as well as property transactions. A captured result therefore needs enough surrounding context to establish which type of record it shows; a location and a monetary figure alone would not resolve that distinction.

Once the purchase price and area are verified, the arithmetic is straightforward: divide the price by the recorded area to calculate the rate per square foot. The calculation should identify its inputs and rounding. It cannot independently authenticate either input, and a mathematically correct answer would not repair an unsupported transaction claim.

Bedroom count is a separate question. It should return only when an eligible authoritative record explicitly supports it. The proposed apartment size is not a substitute for a verified layout, so the corrected headline should not retain “two-bedder” simply because the earlier version used it.

A project-record claim requires a further comparison with the project’s transaction history. Verifying one purchase would establish that purchase; it would not, by itself, establish the highest recorded rate. The revised story can remain useful without a record claim by explaining the verified total commitment and recorded space.

What would make the replacement ready for review

URA’s retained page separately directs readers to Singapore Land Authority property ownership information. That is a different evidentiary route from the transaction search. The supplied passage contains no ownership result identifying this purchaser, and the replacement article should not invent a buyer’s identity or household circumstances.

The immediate reporting priority is narrower: obtain the transaction result, preserve its context and check each proposed claim against its fields. Project background should then be restored only where retained corporate disclosure passages directly establish the address, tenure, unit count or relevant company connection. The supplied SGX URLs currently have no supporting passages in the frozen ledger.

With those records available, the story can open on the verified purchase and explain the money-and-space comparison in everyday terms. It need not speculate about why the buyer chose the apartment, reproduce marketing claims or turn one purchase into a neighbourhood forecast.

Until then, this is a held review package, not publication-ready replacement reporting. No evidence exhibit is proposed, and the existing illustrative hero remains on hold. The next development is the missing official transaction capture; editorial approval must follow that evidence, not precede it.
