Illustrative Singapore interior scene for Boon Keng five-room HDB flat sells for record $1.64 million

The high-floor DBSS home spans about 1,259 sq ft and has a lease dating from 2011, making it an exceptional comparison rather than an estate-wide price tag.

Someone paid $1.64 million for a five-room HDB flat at Block 9 Boon Keng Road. The 117 sq m home sits somewhere between the 34th and 36th storeys and was registered for resale in October 2026.

That makes it the highest-priced five-room resale flat identified in Kallang/Whampoa’s official transaction records. But this is a record for a rather particular home: a large, high-floor DBSS flat with a lease that began in 2011—not a new benchmark for every five-room flat around Boon Keng.

What $1.64 million bought

The flat has 117 sq m of floor area, equivalent to about 1,259 sq ft. Dividing its registered price by that area works out to roughly $1,303 per sq ft—a useful comparison figure, although HDB flats are normally discussed by their total price.

The official record places the home within the 34th-to-36th-storey band rather than identifying its exact floor. It also records 83 years and four months of remaining lease, based on a 99-year lease that commenced in 2011.

Those details help explain why this flat should not be mistaken for an ordinary five-room unit nearby. It combines substantial floor area, a very high position and a relatively recent lease start within an established city-fringe neighbourhood.

The flat is at City View @ Boon Keng, a Design, Build and Sell Scheme—or DBSS—development. Under this discontinued model, private developers designed, built and sold the flats, but the homes remain HDB flats rather than private condominiums.

That distinction matters. A DBSS flat may have finishes, layouts or development features that differ from a conventional HDB project, but its resale remains subject to HDB’s rules. HDB also advises buyers that some DBSS developments have project-specific renovation restrictions.

It passed the previous high by $51,112

A comparison of five-room transactions in the same HDB dataset puts the previous Kallang/Whampoa high at $1,588,888. That transaction, registered in September 2026, involved a 116 sq m Premium Apartment at Block 8A Upper Boon Keng Road.

The new record is therefore $51,112 higher, or about 3.2% above its predecessor. This is a newsroom calculation from the two registered prices rather than a separate figure published by HDB.

There is an interesting contrast between the two homes. Their floor areas differ by only 1 sq m, yet they belong to different blocks and flat models. The latest record also occupies a high storey band, one of the concrete attributes that can distinguish one resale flat from another even when both carry the broad “five-room” label.

That is why the $1.64 million figure is most useful as evidence of what one buyer agreed to pay for this particular combination of attributes. It does not mean another five-room flat in Kallang/Whampoa—with a lower floor, older lease, different layout or different condition—should command the same amount.

What the public record leaves out

HDB’s resale dataset identifies the town, block, street, flat type and model, floor area, storey range, lease details, registration month and price. It does not publish the buyer’s or seller’s identity, the household’s reasons for moving or the home’s renovation and physical condition.

So there is no responsible personal story to attach to this sale. We do not know whether the buyer was upgrading, moving closer to family or choosing the flat for its space, location or upper-floor position. There is also no verified public information about the household’s financing.

The timing needs similar care. October 2026 is the resale-registration month shown in HDB’s data; it should not be treated as the date on which the parties negotiated the price or granted the Option to Purchase.

For buyers and owners, the useful takeaway is narrower but more concrete. A five-room DBSS flat of about 1,259 sq ft, high up at Block 9 Boon Keng Road and carrying a 2011 lease, has found a buyer at $1.64 million. Whether that becomes a repeatable price level will depend on subsequent sales of genuinely comparable homes—not simply the next five-room transaction in the wider town.
