Beauty World Plaza returns for collective sale at S$165 million

BEAUTY WORLD PLAZA

The whole MRT-side block is up for tender, but a buyer could consider upgrading it and converting its upper floors instead of immediately replacing it.

A familiar eight-storey block beside Beauty World MRT is back on the collective-sale market. Beauty World Plaza was launched by sole marketing agent ETC on 13 October 2026, with a S$165 million guide price and bids due by 3pm on 19 November 2026.

For its shopkeepers, residents and regular visitors, the immediate point is simple: the building has not been sold, and its disappearance is not imminent. The tender merely invites buyers to bid for the whole development. What happens next depends first on whether an acceptable offer emerges—and then on what the buyer wants and is allowed to do.

One building, two very different uses

Beauty World Plaza is a 999-year leasehold mixed-use development occupying about 24,817 sq ft of land. Shops fill Levels 1 to 3, while apartments occupy Levels 4 to 8.

That combination makes this more than a straightforward plot of redevelopment land. ETC’s Head of Investment Advisory, Swee Shou Fern, said a buyer could explore improving the existing property rather than following the conventional route of replacing the whole building.

According to ETC, outline planning permission has been granted for serviced apartments within the residential portion. The marketing agent estimates that this could accommodate roughly 108 units, or “keys”, based on a minimum unit size of 35 sq m.

A serviced apartment is furnished accommodation typically intended for stays longer than a hotel visit but shorter and more flexible than an ordinary residential tenancy. The possibility creates an alternative use for the upper floors while potentially retaining and upgrading other parts of the building.

It remains only a proposed pathway. ETC says the conversion and asset-enhancement options remain subject to the relevant authorities’ approvals; its estimate of 108 keys is not a confirmed future room count.

What the S$165 million figure means

The S$165 million is a guide for the entire property, not the value of any one shop or apartment. ETC calculates that it works out to approximately S$2,231 per sq ft of gross floor area.

“Gross floor area” refers broadly to the floor space counted for planning purposes across the development. It is different from the land area and should not be mistaken for the usable floor area within an individual unit.

Most importantly, the guide is an asking level. It is not a bid, valuation guarantee or completed-sale price. The tender documents invite interested parties to make offers, and the marketing announcement names neither a buyer nor an achieved price.

The number is also familiar. Beauty World Plaza was offered for collective sale in November 2018 at the same S$165 million level, with a different marketing agent handling that attempt. Reporting at the time described the development as containing 61 shops and 30 apartments.

That produces a useful comparison: the headline guide has remained unchanged between the verified 2018 and 2026 launches. It does not mean the underlying economics are identical, however. The newer campaign is presenting buyers with an additional asset-enhancement idea involving serviced accommodation, rather than relying only on the prospect of conventional redevelopment.

Are the shops and homes about to disappear?

Not on the strength of this announcement alone. A public tender is the start of an invitation to buy, not confirmation that someone has bought the property.

Even if a bid is received, the tender announcement does not settle whether a future owner would renovate, change the use of part of the building or pursue a larger redevelopment. Those choices would carry different approval requirements, costs and timelines. ETC’s own pitch expressly presents upgrading the existing asset as an alternative to redevelopment.

That distinction matters because “collective sale” is often heard as shorthand for demolition. Here, the more unusual part of the offer is precisely that a buyer might see value in working with the standing building and its mix of commercial and residential floors.

For now, there is no announced purchaser, successful bid or redevelopment programme in the marketing agent’s release. The next concrete milestone is the tender deadline on 19 November 2026.

Why this corner of Beauty World attracts attention

Beauty World Plaza stands next to an area already earmarked for substantial change. In August 2021, the Urban Redevelopment Authority awarded the adjacent Jalan Anak Bukit commercial-and-residential site for an integrated development connected with a transport hub.

URA described that project as part of plans for Beauty World to develop an “urban green village” identity, with a mix of homes, retail, food-and-beverage outlets and other compatible uses. That helps explain the strategic location being presented to potential buyers, although it does not determine whether Beauty World Plaza will attract a bid or what price anyone may offer.

The live story is therefore narrower—and more tangible—than a sweeping tale about neighbourhood transformation. Owners are once again offering the entire shop-and-apartment block for S$165 million, this time with a possible route to reuse its upper floors as serviced accommodation.

Whether that option is persuasive will become clearer only when the tender closes. Until then, Beauty World Plaza remains what regulars know today: shops below, homes above, and a buyer’s choice still waiting to be made.
